Overview
One property fits in a folder. Six do not, and the questions change: which of these actually earns, what did the portfolio cost last year, and which property has been vacant longest?
This toolkit consolidates the portfolio. Income and expenses roll up across properties and down into any one of them. Occupancy is tracked as tenanted, vacant or under notice, with vacancy days accumulating so the cost of an empty property is visible. Maintenance and documents are indexed portfolio-wide rather than per property.
It is the level at which owning property starts behaving like running a small business, and it is built for that.
