Property Visit Checklist
Inspect and compare properties on the same basis.
Overview
After the third viewing, properties blur. The one with the good light was the one with the parking problem, or was that the other one?
This checklist fixes that by scoring every property against the same items: road access, transport, parking, noise, drainage and surrounding construction; common areas, lifts, fire exits, security and power backup; then natural light, ventilation, seepage, cracks, electrical and plumbing condition, water pressure, the kitchen, the bathrooms and room dimensions.
Each section carries a weight, so a total score out of 100 reflects what actually matters rather than the number of boxes ticked. Two properties scored the same way can be compared side by side.
What you end up with: A scored, comparable record of every property you viewed.

- Traffic Congestion around the entrance at peak times.
- Construction Nearby construction activity and how long it is expected to run.
- Drainage Drainage condition and any signs of water logging.
Building
- Common areas Lobby, corridors and staircases, and the standard of upkeep.
- Lifts Number of lifts, capacity, condition and maintenance record.
- Fire exits Fire exits, their accessibility and whether they are kept clear.
- Security Access control, staffing and surveillance arrangements.
- Power backup Backup coverage, capacity and what it actually powers.
Interior
- Natural light Light through the day by room and orientation.
- Ventilation Cross-ventilation and window placement.
- Seepage Signs of damp or seepage, particularly on shared and external walls.
- Cracks Visible cracks, where they are and how they run.
- Electrical Points, distribution board condition and visible wiring.
- Plumbing Visible plumbing, drainage and any signs of past leaks.
- Water pressure Pressure tested at taps and showers.
- Kitchen Layout, counter and storage, and utility connections.
- Bathrooms Fittings, drainage, ventilation and waterproofing signs.
- Room dimensions Measured dimensions against what was advertised.
